This Storage Space Rental Agreement ("Agreement") is made and entered into as of the Effective Date entered in the form below (the "Effective Date"), by and between:
Motorheads Storage, LLC, a limited liability company organized under the laws of the State of Illinois, with a mailing address of 396 Knox Rd 2000N, Galesburg, IL 61401 ("Landlord").
the person identified in the Tenant fields of the form below, with the mailing address and phone number entered there ("Tenant").
Landlord and Tenant are collectively referred to as the "Parties." In consideration of the mutual covenants contained herein, the Parties agree as follows:
1. Storage Space
Landlord rents to Tenant, and Tenant rents from Landlord, the outdoor storage space described below (the "Space"), located at the Motorheads Storage facility:

This is an uncovered, outdoor storage space intended for vehicle, trailer, or equipment storage, subject to weather exposure.
2. Term
Rental Start Date: As entered in the form below
This Agreement continues on a month-to-month basis unless either Party provides written notice of termination at least 30 days in advance.
Yearly Plan. Tenant may instead choose the yearly plan offered on the Motorheads Storage website, under which Tenant pays for 11 months of rent for each 12-month term and receives the 12th month free. The yearly plan renews automatically for successive 12-month terms, and the yearly price is charged on each renewal date, until Tenant cancels the yearly plan or this Agreement is terminated. To stop an automatic renewal, Tenant must cancel at least 30 days before the renewal date by written notice to Landlord (email to motorheadsautorepair2@gmail.com or other written notice). Cancelling stops future renewals; Tenant may keep using the Space through the end of the term already paid.
3. Rent
Monthly Rent Amount: As stated for the plan selected on the Motorheads Storage website
Rent is due on the 1st day of each month, payable to Landlord online, or by cash or check at the payment drop box at the Facility.
Prorated First Payment (Monthly Plan). If Tenant chooses the monthly plan and the Rental Start Date falls after the 1st day of a month, Tenant's first payment will be prorated for the days remaining in that month, counting the Rental Start Date, and the full Monthly Rent Amount is due on the 1st day of each month after that.
A late fee of $25.00 applies to any payment received more than 10 days after the due date. Landlord may deny access to the Space for any account more than 30 days past due.
Yearly Plan Payment. The yearly plan price (11 times the monthly rent) is due in full on the Rental Start Date and on each yearly renewal date. Yearly payments are non-refundable. No refund or credit will be given if Tenant ends this Agreement, removes the vehicle, or stops using the Space before the end of the paid 12-month term.
4. Security Deposit
No security deposit is required. Tenant remains responsible for unpaid rent, fees, and any damage to the Facility caused by Tenant or Tenant's vehicle, beyond normal wear and tear, and Landlord may charge these amounts to the payment method on file after providing an itemized statement.
5. Permitted Use
The Space may be used solely for outdoor storage of Tenant's vehicle(s), trailer(s), equipment, and related personal property.
Tenant is responsible for securing stored property against weather, theft, and damage, including use of covers, blocks, or tie-downs as appropriate.
